Cancellation Policy

This is the cancellation policy shown during the reservation payment flow.

Deposit and confirmation

  • A booking is confirmed only after the refundable security and utilities deposit has been paid.
  • Cancel within 24 hours of paying your deposit: 100% refund.
  • After 24 hours, the deposit is retained as a reservation holding fee if you cancel before check-in.
  • Once you check in, the deposit becomes your security deposit and is refunded after checkout, minus any unpaid utilities, damages, missing items, or outstanding charges.

Rent payment

Rent is paid by card through a secure Stripe link, or by Thai bank transfer, at least 2 days before check-in.

Rental payment refund terms

  • More than 7 days before check-in: 100% rental payment refund.
  • 3-7 days before check-in: 50% rental payment refund.
  • Less than 3 days before check-in: no rental payment refund.

Refund timing

Approved deposit refunds are issued back to the original payment method within 7 business days after cancellation or checkout inspection is confirmed.

After check-in

After check-in, unused nights are non-refundable unless otherwise agreed in writing.
